Sustainable Renovation of National Heritage Site Moreelsepark Highlights the Power of Heritage for the Future.

High-quality Renovation Unites Monumental Architecture with Paris Proof Ambition

The listed office building Moreelsepark in Utrecht, located opposite Utrecht Central Station, has been renovated and restored by EGM architects into a future-proof and welcoming working environment. Commissioned by a.s.r. real estate, the 1871 monument has regained its original character. At the same time, the renovated section now meets the Paris Proof standard. This exemplary project brings together craftsmanship and sustainability.

Heritage Restoration with an Eye for Detail

The building, originally constructed as the Administration Building of the Dutch State Railways, has undergone several transformations over the years—often at the cost of valuable heritage features. This renovation revisits the original design by Kamperdijk and Vermeijs. Historic elements such as wooden sash windows, French balcony doors and detailed façade features have been restored or reintroduced, using locally crafted timberwork.

The interior also reflects true craftsmanship: a newly designed bamboo staircase forms a contemporary addition, connecting the monumental stairs to the lower ground floor. Three new voids have been created to channel daylight deep into this former basement, which now houses meeting rooms, lounge areas, and a coffee and lunch bar.

Paris Proof as a Guiding Principle

a.s.r. real estate aims to achieve a CO₂-neutral, Paris Proof real estate portfolio by 2045. The renovation of Moreelsepark supports this broader ambition. While retaining the monument’s historical character, the building’s energy performance and indoor comfort on the lower ground floor, ground floor and first floor have been significantly improved.

The exterior walls have been insulated on the inside and fitted with custom-made window frames, based on historical photographs and colour research. Installations and lighting have been updated with a focus on energy efficiency and user comfort.

The remaining floors will undergo renovation at a later stage.

“With the renovation of Moreelsepark, we are taking an important step toward a CO₂-neutral real estate portfolio by 2045,” states the Dutch Office Fund of a.s.r. real estate.

Space for Work, Encounters, and History

In addition to modern workspaces, the building also offers space for relaxation and hospitality: the meeting areas, state-of-the-art conference centre and open lunch café are accessible to both tenants and visitors.

The renovation demonstrates that heritage and future-proofing are not mutually exclusive. As such, Moreelsepark sets a clear example of how historic buildings can gain new relevance while embracing a high sustainability ambition.
