Dujardin Mews

Designed by Karakusevic Carson Architects and Maccreanor Lavington, Dujardin Mews is the first council-led social housing delivered by the London Borough of Enfield in 40 years and forms the first phase of the Ponders End rebuilding programme and replacement homes for the neighbouring Alma Estate.

The project is built on a difficult and hard to access rectangular plot on remediated brownfield land previously occupied by Gasworks next to the recently completed Oasis Academy School, industrial warehouses to the south, pedestrian access to the north and the wider 2-storey residential neighbourhood that the new scheme needed to dovetail into. The scheme uses the streetscape and massing of double-fronted terraced housing to establish permeability through the site, relinking pedestrian connections between north and south.

The 38 unit development is a mix of 1, 2, 3 and 4 bedroom homes including dual aspect units with entrance doors facing the street that creates a sense of community, encourages activity, passive surveillance and opportunities for neighbours to meet.

The Western terrace consists mainly of two storey houses with a three storey portion to the north providing a mix of family houses, maisonettes and apartments with large back gardens. Glazed brick surrounds emphasise entrances and provide variety in colour and materiality. The eastern terrace is predominantly three storey courtyard houses with a small three storey apartment building to the south. Principally the houses are orientated west to the street and south to a sheltered first floor terrace, creating a layout where no habitable rooms overlook the school. The notched nature of the terrace not only creates an articulated, varied street profile but also allows additional daylight into the street. Full brick window reveals create depth and articulation to the façade.

New public spaces are used to create a landscaped route throughout the site; community amenity to the north of the site buffers the Academy’s car drop-off area and also provides a new play area and seating for the residents, a pedestrian entrance to the new street as well as a new space for the school and nursery.
