Hysan Place, Hong Kong

La firma internacional de arquitectura Kohn Pedersen Fox Associates (KPF) anunció la inauguración del Hysan Place, un edificio con pre-certificación Leed Platinum ubicado en el corazón de Causeway Bay, el principal centro de compras de Hong Kong. El diseño del edificio tiene como objetivo mejorar la salud y la productividad mediante la introducción de una mayor iluminación diurna, el control individual de la ventilación natural y el acceso público a los jardines verticales al aire libre. A su vez, en el diseño se han incorporado características ambientalmente sensibles -incluyendo la reducción de las emisiones de CO2- y de funcionamiento. Los 36 pisos de uso mixto -edificio de oficinas y viviendas, con cuatro niveles de sótano- completan una superficie total construida de alrededor de 710.000 m2.

International architecture firm, Kohn Pedersen Fox Associates (KPF) is pleased to announce the opening of Hysan Place, a LEED Platinum pre‐certified landmark located in the heart of Hong Kong’s prime shopping mecca, Causeway Bay. It is the first Hong Kong building to be pre‐certified at the highest Platinum level by the United States Green Building Council’s (USGBC) Leadership in Energy and Environmental Design standard (LEED).

Developed by the area’s largest commercial landlord, Hysan, the project is the first Grade‐A office building introduced to Causeway Bay in 15 years, and is configured above 17 floors of retail in a vibrant mixed‐use development. As evidenced by its pre‐certification, construction was carried out in an environmentally responsible manner, particularly with respect to resource waste management. The building design aims to enhance occupier health and productivity by introducing enhanced day lighting, individual occupant control of natural ventilation, and public access to sky gardens into its design approach. Environmentally‐sensitive features have been incorporated, including reduced operational CO2 emissions, and providing occupiers with more choice in creating a suitable working environment.

“Consistent with Hysan’s longstanding reputation for delivering pioneering developments, and guided by the late Chairman Peter Lee, our aim was to design a building that was not only progressive in terms of its sustainable specifications, but one that would remain competitive for many years to come through planning flexibility,” said Robert Whitlock, KPF Design Principal. “We are confident that the design and architecture of the building will lend itself to be commercially successful, in addition to being environmentally responsible.”

The 36‐storey, mixed‐use office and retail building, with four additional levels of basement and a gross floor area totalling around 710,000 square feet, is tipped to become the city’s newest icon. It is also the northern gateway to the Hysan portfolio in Causeway Bay.

The massing of the project is developed as a series of shifting forms, each designed to optimize the internal planning of the use housed within. These forms are configured to generate vertical gardens over the height of the building – Peter Lee’s concept to provide multi story rooftop oases for users and openings for prevailing breezes to pass through the building. Porosity for wind enhances pedestrian comfort at grade, and betters the surrounding environment of Causeway Bay beyond the boundary of the site itself. Sustainable Design is fundamental to both the brief and the resultant concept of the scheme, resulting in the region’s first LEED Platinum pre‐certified commercial project.
